Bossier City/Shreveport Want To Sell Your House? Realtors since 1993 |
The Perfect Address For Real Estate TM |
When should I begin to sell my house?
Allow enough time to make any necessary repairs and then add 3-6 months for the sales process. Pick your desired move out date and back up about 6 months to be safe.
How do I start the selling process?
If you have a compelling reason to move, try to view the house from a buyer's standpoint - inside and out. David Realty can furnish you a list of selling tips to get more value from your house and sell it faster.
Should I do anything to my house to get it ready to sell?
Yes - most every house needs touch-up or some repairs. Your Realtor can do a courtesy walk-through to give you a list of items necessary to tend to before putting it on the market.
Should I use a Realtor or sell it by owner?
You can sell it yourself if you have nothing else to do. Your time is worth something. By using a Realtor, you gain valuable exposure to the entire market through the Multiple Listing Service (MLS) and you only pay a fee when the house sells. The Realtor handles all the details.
How long is the normal selling process?
Normally, in the Northwest Louisiana market - average selling time is 90 - 120 days.
Will I have any up front costs in selling?
Only for repairs that you make in advance and for an appraisal - when a buyer is secured.
Should I ever adjust the price after it is listed with my Realtor?
You should review the price and any activity every 30 days to determine if a price adjustment is in order to generate more traffic through the property. Qualified buyers must be coming through to bring them to a position to want to buy.
How should I price my house - start high and work down?
Your Realtor is the best guide for you on a starting price. You want to maximize your price without scaring potential buyers off. With many houses to choose from, buyers are interested in the condition and best value for their money.
What do I do when an offer comes in?
Your Realtor will guide you on reviewing the terms to analyze it for the net result to you, the owner, and advise if an acceptance or counter-offer is in order.
What if the buyer rejects my counter-offer?
You can always reverse your position or make another counter-offer.
What is an accepted offer?
When buyer and seller have agreed on all terms and have come to a "meeting of the minds", in writing, then the offer is considered accepted.
What happens after the offer is accepted?
Normally, an offer is made subject to a professional inspection and the buyer will start this process. Once they are satisfied with the condition of the house, then the mortgage company will begin the loan process for the buyer.
Will there be a property inspection?
Yes, probably 2 of them - 1 from the buyer and 1 from the appraiser.
What is the purpose of an appraisal?
To give the mortgage company an independent 3rd party evaluation of the fair market value of the house so they do not lend more than is intended.
What is a closing?
A meeting of all the parties to the transaction - buyer, seller, mortgage company and attorney to sign all final documents and disburse all funds to various parties. This usually takes about an hour.
How does my Realtor get paid?
All Realtor Companies will be paid at the closing by the title attorney from funds supplied by the lender.
When do I get my check and how long before I have to move out?
You usually get paid for your house at the closing in Louisiana (a table closing state). Move-out dates are agreed to in the original buy and sell agreement. Sometimes the seller needs to be out at closing. Other times, arrangements can be made for delayed move-out dates with or without daily rental payments to the new owner.
What if the sale falls through?
We start over trying to get another qualified buyer. The process is usually shorter after the first buyer cannot perform for one reason or another.
What if I want to buy a home before I sell this one and make an offer contingent on selling my house first?
You are not a true buyer. You are a seller. Some of these sales do work out, but not many.
Is the house selling process any different for a house that I do not live in?
Not really. If it is vacant, it is easier to show and also easier to close since nobody is concerned about move-out schedules.
Can I sell a house long-distance - I currently live out of town from my house?
Yes, with fax machines, email and cell phones - you can sell from anywhere and you do not even have to be present at the closing. David Realty can handles these absentee sales quite easily.
